The team behind some of Cardiff’s most sought-after properties is bringing its first age-exclusive residential development to Dinas Powys.
Portabella, in collaboration with Principality Commercial, is transforming the former Bryneithin Nursing Home off St Andrew’s Road, which closed in 2013, into Arbor Vale, a 24-property development for people over the age of 50.
Arbor Vale will offer homeowners the opportunity to live in an age-exclusive development designed with relaxed living and entertaining in mind. It will allow residents to feel part of the wider Dinas Powys community while also enjoying the privacy and seclusion of living at the end of a tree-lined driveway.
Portabella said the development will particularly appeal to people looking to downsize or rightsize.

The scheme, designed by Penarth architect, Nigel Arnold,consists of three and four-bedroom townhouses and two-bedroom apartments. Portabella’s in-house interior architect Leanne Rudman has created Arbor Vale’s interior specification to appeal to people seeking a contemporary-designed property. All properties will boast high-specification finishes and materials and include appliances provided by hand-picked suppliers including Roca, Laufen, Quinn and Bosch.
Leanne said: “To reflect the needs of many people to rightsize, there will be fewer rooms but will all be light and spacious meaning that downsizing definitely doesn’t mean downgrading. The development as a whole also benefits from being low-maintenance and energy efficient meaning you can rightsize your bills too.”
This development is the latest in a long line of collaborations between Principality Commercial and Portabella, including The Terrace, The Crescent and St Winefride’s in Pontcanna and Dixie in Cardiff Bay.
